A delightful and large chalet beautifully situated at the quieter top end of Tolroy Manor park, surrounded by trees, bushes and grassy areas and just a short walk from the main facilities. The chalet has 3 bedrooms and 2 bathrooms across two floors and comfortably accommodates 7 guests. Considerably upgraded over the last few years, #9 Trevithick provides a welcoming base for exploring the amazing Cornish countryside, giving easy access to both north and south coasts.

LIving Space -
• Parking is immediately adjacent to the end chalet of #9 Trevithick, and entry is by a double-glazed door, leading into a spacious, open plan lounge with two comfy brown leather sofas, and a tub chair, framing the room. There is a modern HD TV sitting on a wooden coffee table, which can be connected to other devices guests bring with them. The lounge area is lit by bright overhead lights or several lamps creating a cosy atmosphere, complemented by wood effect laminate flooring. There are multiple plug sockets around the lounge and a utility cupboard housing the ironing board (should you want it…) and fuse boxes. • Adjacent to the lounge area is the dining area, neatly tucked away featuring an extended table, 2 chairs and 2 benches, easily seating 7 guests. Perfect for eating fish ‘n’ chips or a having a game of cards or plotting the next adventure! In the corner is a storage cupboard containing hanging space for coats, a vacuum cleaner and assorted cleaning items should they be needed. The area has a wall-mounted heater and wood effect laminate flooring.

Kitchen -
The kitchen is well equipped with all essential items including full size oven and hob with extractor fan, as well as kettle, toaster, microwave and fridge. There’s also crockery, cutlery, glasses and cooking utensils sufficient for 7 people. (Note the immersion switch is located behind the microwave).

Bedroom 1 - On the ground floor there is a double bedroom containing a wooden framed double bed and memory foam mattress, bedside cabinet, lamp and wardrobe. The room has a window, and a door to the rear of the property, perfect for easy access to the outside grassy area at the rear of the property. The bedroom is finished with wood effect laminate flooring. Black out curtains keep it cosy.

Downstairs bath room -
The downstairs bathroom features a full-size bath, with an over bath electric power shower, wash hand basin, mirror and toilet. The bathroom is furnished with a wall-mounted electric fan heater and wood effect lino flooring. Privacy is protected by obscured windows and blinds.

Upstairs -

Master bedroom-2 -
Upstairs is the master bedroom which contains a wooden framed double bed and mattress with matching bedside cabinets and bedside lamps. The room also contains a chest of drawers, wardrobe and large feature mirror and is complemented by a smart granite coloured carpet. There is a small wall -mounted heater for extra warmth if required. There is a front facing window as well as a side double glazed door giving access to a balcony, providing views over the trees and rest of the park. On the balcony, you’ll find a small bistro set where you can relax and enjoy the moment!

Bedroom- 3 Next to the master bedroom is the 3rd bedroom consisting of 3 single beds, 2 bedside cabinets, bedside lamps, chest of drawers, small mirror and wardrobe. It has a smart granite coloured carpet. Double aspect windows provide a light-filled room. (The WiFi modem can be found on the bedside cabinet).

Upstairs shower room -
The upstairs spacious bathroom features a newly renovated suite, consisting of an oversize quadrant shower cubicle, new shower (running from the hot water system), wash hand basin, large mirror, toilet and storage cupboard. Privacy is protected by an obscured window and blind.

Outside -
Outside the front of the property is a paved patio area with wooden bench seating for alfresco eating and drinking. There are shared grassy areas both in front and behind the property, ideal for relaxing, playing games or exercising dogs. As the chalet is on the end of a row, the car park is right next to the property for easy and convenient access.

Other features -

There is Wi-Fi throughout the chalet (modem located in the upstairs triple bedroom). The property has full use of the Tolroy Manor site facilities, which may be restricted for 2021 season. The hot water system is run by an immersion heater (like a huge kettle) which provides hot water for the bath, upstairs shower and hot water taps). The switch is operated by a simple push button system, in 30-minute increments, that heats the hot water (immersion switch located behind the microwave). Usually 30 minutes in the morning (first one up!) and 30 minutes late afternoon is sufficient. There is also an electric shower (downstairs bathroom) that is operated on demand. The property has a forced air distribution system to maximise ventilation in a coastal location. Bedding linen is included, but we ask guests to provide their own pillows and cases,beach towels and tea towels. The property is fully double glazed (with child safe window locks upstairs that can be overridden). Doors in the downstairs bedroom and upstairs to the balcony can only be opened from the inside, for peace of mind about security.

Thanks for taking the time to read about our chalet. As we live in the landlocked Midlands, we love staying here as it’s so close to the sea and all the attractions Cornwall has to offer. Over the years, we’ve created many wonderful memories with our family and friends. It is an ideal property for mixed groups of households or multi-generational families as it is configured with a downstairs double bedroom and bathroom/toilet for greater independence (ideal for those with reduced mobility, as there’s only one small step into the chalet) and an upstairs double bedroom and bathroom /toilet. The chalet accepts 2 well behaved dogs and has laminate flooring throughout the downstairs to aid easy sweeping. It is situated in a quieter part of the park where there is an abundance of nature and wildlife; a short stroll through the park brings you back to all the main facilities. The surroundings……This property is situated in the beautiful grounds of the historic Tolroy Manor, a short distance south of Hayle. The properties are grouped in three areas around the Manor House which houses the bar, restaurant and entertainment venue. There is a range of facilities available to guests including an indoor swimming pool, tennis court, play areas and shop.
The beautiful West Cornwall countryside stretches beyond the manor grounds with quiet lanes, streams and hidden villages. Only a short distance away, approximately one mile, is Hayle itself with harbour, shops, restaurants and cafes and beyond is the fabulous three miles of sand at Hayle beach on St. Ives Bay.
At Tolroy Manor you are a short drive from many well known places such as St. Ives, Penzance and Lands End. Many visitors enjoy not only the beautiful countryside and beaches but the picturesque fishing villages and historic sites West Cornwall has to offer. For those seeking more excitement there are great attractions and sporting opportunities close at hand. Cornwall has always been a favourite of artists, writers and film producers and its rugged coasts and beautiful coves have featured in numerous films and TV series most, recently the popular Poldark series.

Useful information- All the properties we manage are self-contained, self-catering. All the kitchen equipment you will require for your stay is provided in the property. All properties will include a microwave, TV, iron, heating to name but a few of the basics. A large number will also include washing machines but do check the property particulars above.

LINEN INCLUDED- All linen and towels will be included in the price.

Winter stay at Tolroy Manor:
Whilst ideally situated for exploring West Cornwall, please note the on site facilities such as shop, club, bar, restaurant, swimming pool and tennis courts at Tolroy Manor may not be open during this period. Please be aware this is also the main time for property renovations and refurbishment.

If anything is missing from a property we carry a large stock of spare items at our office which is within a couple of miles of any of the properties. Just give us a call!

This property accepts dogs at £5 each per day.

WIFI - The In property wifi is a pay for service. This is £8 for 2GB of data which will be enough for most guests. The system is a run through the 4g network with 25mbps+ download speeds. The other option is free wifi available in the bar area.

Tom's place was such good value for money. It was perfect for us, as it was pet friendly, and Tolroy Manor hed everything we needed. The staff were friendly, and the location perfect for local beaches and access to the rest of Cornwall.

Everything was as we expected! Great location! The Car Park was very close to our house so we didn’t need to carry all our luggages far way! The house was clean and spacious! will come back for sure!
